Development Process

The Village of Lindenhurst is eager to welcome new businesses to the community. Below you will find information pertaining to the Village’s development process, which includes the simple steps to starting your business in Lindenhurst. Business owners interested in opening a business in Lindenhurst are encouraged to first contact the Village to discuss business concepts, the proposed project and overall process. The Village can help you find the right location for your business. Depending on your needs, the following scenarios will help you determine how to get started:

If you plan to build a new structure:

If you plan to build a new structure, the new construction checklist will detail the information that is needed to begin design. The first step is going before the Plan Commission for review of the items in the new construction checklist. Village staff will review your materials and meet with you prior to the Plan Commission meeting. If the Plan Commission approves your plans, the information will then go before the Village Board for their final approval. If the Plan Commission does not approve your materials at the first meeting, additional meetings can be scheduled. Thereafter, our building permit coordinator will guide you through the permitting process.

If you plan to occupy an existing structure:

If your business is planning to occupy an existing structure, the Plan Commission will need to review your business plans if you intend to make changes to any of the following: building scale and mass, building rooflines and roof shapes, building materials, colors, design repetition, elevations, changes to the site plan and more. Please view the Architectural Design Principles and Standards of Review for more details about what the Plan Commission would review. 

If your business needs a special use permit to operate in a zoning district:

In some instances, a business may be an allowed use in a particular zoning district, but requires a special use permit. Applicants should contact Village Hall to confirm the proposed business use is allowed in the desired location.
